There are several factors contributing to this issue. First, the city’s population has grown significantly over the past decade. According to the latest Census data, our population increased by 15% since 2010. More people, coupled with a limited supply of housing, inevitably drives up demand and, consequently, rental prices. New luxury developments, while visually appealing, often cater to higher-income earners, further constricting the availability of affordable options. Consider the recent apartment complex near City Park; while boasting state-of-the-art amenities, the starting rent is nearly double the median income of residents in surrounding neighborhoods.
Another key element is the rise of short-term rentals. Platforms like Airbnb, while offering homeowners an opportunity to earn extra income, can reduce the number of long-term rental units available. A 2023 study by the Urban Institute found that cities with a high concentration of short-term rentals experience faster rent increases than those with fewer listings. Furthermore, corporate ownership of rental properties, where large companies buy up existing housing stock, often leads to higher rents driven by profit maximization, rather than community needs.
The consequences are far-reaching. We risk losing the diversity and social fabric that make our city unique. Long-term residents contribute to the collective memory and stability of our neighborhoods. When they are displaced, we lose their experience, knowledge, and community engagement. The increase in homelessness is likely connected to housing unaffordability, too.
